- trying to view exe file properties in explorer window in windows x

Hello.
I am trying to view the properties for an exe file (mtrex.exe which is a dos
based application that I use on a daily basis). The computer I am using is a
dell dimension pentium IV with 512 megs of ram.
Anyway, when I right click on the exe file (again in my case mtrex.exe) and
choose the properties tab, I get the following error message: cannot query
the properties for this program (mtrex.exe), there is not enough memory to
perform this task. When I click on the okay button to exit from this error
message, I get a second window that pops up saying that the exe file
(mtrex.exe) is read only and is in use by another program.
What would cause the errors to occur and how can I get around them.
