APR Calculation

Can anyone help? I am currently coding a mortgage web site and I was
wondering if anyone has written some sort of a routine to calculate
the APR of a mortgage loan. I think I have the basics for a 30 yr loan
figured out but I can't seem to get it for a 3/1 ARM or a 5/1 ARM. Any
code examples would be great.

finance provider to finance provider. TBH the precise algo the site's
owner wants is something they should define I suspect.
